Mortgage Strategy

Rate or payment: what matters most?

The interest rate matters, but the monthly payment has to live in your budget. Start with the goal, then work backward into a responsible loan structure.

Rate versus monthly mortgage payment
01

Know the complete payment

Include principal, interest, taxes, insurance, mortgage insurance, HOA dues, and other property costs.

02

Lower rate can cost cash

Points may lower the rate but increase cash to close. The savings need time to recover the upfront expense.

03

Lowest payment is not always lowest cost

A longer term or temporary structure may improve monthly flexibility while increasing long-term interest or future payment risk.

04

Choose for your life

Compare affordable payment, cash reserves, timeline, payoff goals, and total cost instead of chasing one number in isolation.
