These specialty loans may qualify an eligible borrower without the traditional income calculation or DTI review. They are not no-documentation loans, and the property, assets, credit, reserves, and ability to repay still matter.

They may fit certain retirees, investors, or self-employed borrowers whose finances do not translate neatly to a standard income calculation.

Expect potentially higher rates, a larger down payment, stronger credit, and more reserves than a conventional loan.

Documentation still exists

The lender may verify assets, housing history, identity, credit, occupancy, property value, and other program requirements.
