The three 2’s of mortgage paperwork

Getting the basic documents together upfront can make the loan process smoother and move you one step closer to the closing table. The list is simple. Getting clean copies is the part everyone likes to make interesting.

Two recent paystubs

Send your two most recent full pay-period paystubs. If your income includes overtime, bonuses, commissions, or other variable pay, additional history may be needed.

Two years of W-2s

Provide W-2s for the most recent two years. Employment history does not always mean the same employer, but the full story matters.

Two months of bank statements

Send the most recent two months of statements and include every page, even the blank ones. Underwriters notice missing page numbers faster than anyone should.

Plus a valid ID

Include a current government-issued photo ID. Please send documents as clear PDF files, not screenshots. Underwriters and screenshots have a complicated relationship, and unfortunately, I am just the messenger.
