Condo financing starts with the project

The borrower can be beautifully qualified and the condo can still create financing problems. Project eligibility should be reviewed before the contract clock gets loud.

Condo project financing review guidance
01

The association matters

Underwriting may review budgets, reserves, insurance, owner occupancy, commercial space, litigation, assessments, structural concerns, and required repairs.

02

Review type varies

Agency, government, portfolio, and specialty programs use different project-review paths. Requirements and available review types can change.

03

Documents take time

Questionnaires, budgets, insurance, meeting minutes, reserve studies, inspections, and certifications may need to come from the association or management company.

04

Check before contract

Send me the condo name, address, unit, association contact, and any available project documents early so financing options can be evaluated before deadlines.
