Those are three excellent mortgage words, but the closing team still has details to finish before the keys become yours.

Final balancing

The lender and settlement agent reconcile loan figures, title charges, credits, taxes, insurance, and other closing amounts.

Review the Closing Disclosure

Read the final disclosure, compare it with prior estimates, and ask about anything that changed before signing.

Verify funds securely

Confirm the exact amount and wiring instructions through a trusted phone number. Wire fraud is real, and emailed changes should never be trusted blindly.

Do not change the file

Avoid new debt, major purchases, job changes, or unexplained money movement before funding. The loan may still be reverified.
