Builder lender or outside lender?

Builder incentives can be hard to compete with, and I am not going to pretend otherwise. The right choice comes down to your ultimate goal and the total deal, not the shiniest number on the flyer.

Why builder incentives look so good

Builders may offer rate buydowns, closing-cost help, design-center allowances, flex cash, or other incentives when you use their preferred lender. Those benefits can be valuable, but the details and tradeoffs matter.

Compare the complete Loan Estimates

Review the interest rate, points, lender fees, credits, mortgage insurance, cash to close, monthly payment, lock terms, and any builder incentive that changes when you choose another lender.

An outside lender may offer options

An outside mortgage broker may provide more lender choices, different loan programs, personalized service, or better terms. None of that matters unless the total numbers are actually stronger for your situation.

Send me the builder lender’s Loan Estimate. If it is a great deal, I will tell you. If I can beat it, I will tell you that too. The goal is for you to get the best deal, even when the winning loan is not mine.
